Buildings that are looked after cost less than buildings that are fixed

Maintenance, service and controls for commercial buildings along the I-5 corridor — with every unit recorded and every visit written down.

  • Asset register firstMake, size, age, refrigerant and condition for every unit, before any schedule is agreed.
  • Seasonal visitsCooling before summer, heating before winter, with the report you actually need.
  • Controls includedSchedules and setpoints checked at every visit, because that is where the quiet waste is.
What we cover

The work, in plain terms

  • Planned maintenanceFilters, coils, drains, belts, electrical checks, safeties and controls, logged per unit.
  • Reactive serviceDiagnosed with instruments and priced in writing, on buildings we already know.
  • Controls and schedulesOccupied hours, setpoints, sensors and economisers — reviewed rather than assumed.
  • Replacement planningWhich unit is next, what it involves, and when it should be budgeted.

Schedules

Most buildings run for hours nobody is in them

An occupied schedule left over from a previous tenant, a weekend that never got programmed, a holiday pattern that does not exist. None of it shows up as a fault, and all of it costs money every week.

Answer a few questions about how your building is used and the check shows the hours you are probably conditioning for nothing.

  • Warehouse and light industrialUnit heaters, ventilation, and an office at the front with a different load entirely.

Questions

Before you call

Why start with a survey rather than a schedule?

Because most buildings do not have an accurate record of what is installed. Make, size, age, refrigerant and condition per unit turns a maintenance contract into a plan and a budget instead of a recurring invoice.

How much can a better schedule save?

We will not put a figure on it, because the cost per hour is yours and every building is different. Our schedule check gives you the hours instead — how many a week the building is conditioned while empty — and you can apply your own rate.

Do you cover several buildings for one client?

Yes. One record, one process and one number, with reports per building. Say so when you enquire because a portfolio survey is organised differently.

What does a maintenance visit include?

Filters, coils, condensate pans and drains, belts where fitted, refrigerant checks, electrical connections, safeties, and the control settings — written up per unit with what changed since last time.

Do you work on houses?

Yes, with the same instruments and written prices: heat pumps, furnaces, controls and replacements.

Which areas do you cover?

Federal Way, Auburn, Kent, Des Moines, Milton and Fife, and parts of north Tacoma.
